Beginning March 1, Glass City Federal Credit Union is again offering down payment assistance to income eligible area homebuyers through the “Welcome Home” grant program established by the Federal Home Loan Bank of Cincinnati (FHLB Cincinnati) with Affordable Housing Program (AHP) funds. “Welcome Home” program grants provide up to $20,000 per eligible household ($25,000 for honorably discharged veterans, surviving spouses of military personnel, and active-duty military homebuyers). Grants are based on a “first-come, first-served” basis, to the extent that funds are available.
To receive “Welcome Home” program funding, homebuyers must meet all eligibility requirements, as well as all program rules and property guidelines. Full program details are listed here. The primary program eligibility requirements are as follows:
  • Total household income must be at or below 80% of Mortgage Revenue Bond (MRB) limits for the county and state of property location.
  • A fully executed (signed by buyer and seller) purchase contract on an eligible property is completed.
  • Homebuyers must contribute at least $500 of their own funds toward down payment and/or closing costs.
  • Applicants do not have to be first-time homebuyers; however, a satisfactory homebuyer counseling course is to be completed prior to loan closing for newer homeowners.
